How to choose an architecture and construction firm in Punjab

Anyone can show you a beautiful rendering. Renderings are the easiest part of this entire industry to get right, and the least predictive of what actually gets built. Here's what's worth checking instead.

Start with registration, not the portfolio

Any firm undertaking engineering or construction work in Pakistan should hold current PEC registration — this isn't a formality, it's the regulatory baseline that exists precisely because unregistered, unaccountable construction is how buildings fail. Ask to see it. A firm that hesitates has already answered the question.

Ask who does the structural and MEP design — and where

A firm that draws architecture in-house but quietly outsources structural and MEP design to whoever's available that month has reintroduced the exact coordination gap that "one firm, one contract" was supposed to remove. Ask directly: is structural and MEP design done by the same team that drew the architecture, under the same roof?

Ask to see a BIM model, not just renders

A render sells a mood. A coordinated BIM model proves the design has actually been tested against structure and services — that the beam doesn't run through the duct, that the stairs actually fit the space allotted for them. If a firm can't show you a model, ask why.

Ask about remote delivery, if you're not local

If you're overseas or in another city, ask specifically how design reviews, site inspections and approvals happen without you standing on site. A firm that's never delivered a project remotely will improvise this on your job — that's not the time to find out their answer is "we'll figure it out."

Ask how disputes and change orders are actually handled

This is the question people skip and regret skipping. In a fragmented model — separate architect, separate contractor — a design change becomes an argument about whose fault it is. In a single-accountability model, it's one firm's problem to solve, because there's no one else to point at.
